Hale Ohai

"HALE OHAI", meaning "House of the Rain Tree", has been named for the towering hardwood, Monkey Pod tree that anchors the property entrance. The giant philodendron vine that adorns its trunk sets off the feeling that extends to the entire property, of lush tropical gardens.

THE GROUNDS

Massive walls on the perimeter of the property made of Hawaiian stone, create a completely private environment that is accessed from every room in the house. This private yard that encircles the house provides an excellent play area for children, and the feeling of being in your own tropical paradise.
The mature tropical landscape that sits in front of the stone walls, as you look out of any window or door in the house includes such tropical flowering plants as: Plumeria, Antherium, Red/Pink/Blue Ginger, Giant Heliconia, Bird of Paradise, Jutropha, Bouganvilla, and Pink/White/Yellow/Red Hibiscus.
This beautiful tropical landscape is set off by a natural stone pool with a waterfall that provides a place for all species of birds to bathe, as well as the soothing sounds of falling water. The entire yard is carefully lit for stunning night views of this magical landscape.
Mature trees, many of them bearing delicious fruit: Mango, Avocado, Tangerine, Lemon, Coconut Palms, Fan Palms, Areca Palms, and Bamboo Palms to name a few.
The gorgeous 12 foot high, "Mock Orange" hedge with its arched gate entrance, that runs the length of the front of the lot, on the outside of the stone wall, is a well known Lanikai landscape feature, that supposedly goes back to an episode of the early "Hawaii Five-O" series.
The large "Jacuzzi" brand six person spa, has commercial quality therapeutic jets to soak away the day. The spa sits under the towering monkey pod and within a tropical "palm forest".

THE LOT

The position of the lot, provides for more privacy from directly adjacent neighbors than most lots in Lanikai, with only one direct border neighbor instead of the usual three.
The lot sits two thirds of the way into the Lanikai loop, thereby cutting down on traffic noise, and congestion considerably from lots closer to the entrance of Lanikai. There is no beach traffic in this area of Lanikai, making this a peaceful and quiet area to live or rent.
The lot does not encompass any inclines and is an easy "no hill" walk to the coastline and beach access. This is also a feature in the rental business because of people with reduced mobility issues.
The usage of the lot provides for almost the entire lot to function as living space, as opposed to a large "front yard" of wasted land square footage.
The unique position of the lot, which sits against a cliff rising sharply from behind the backyard, catches on-shore winds, and creates a lovely backflow breeze coming off of the cliff and down through the backyard and the house. This odd breeze phenomenon as far as neighbors input, only appears to exist in about an eight to ten home zone.

THE HOME

The home has been decorated in the "Hawaiian Plantation Cottage" style and the sale price includes all of this inspired, dark mahogany and white bead board paneling theme, accented by bamboo and tropical furnishings.
The home itself has a floor plan which encompasses outdoor living space from each room of the house. There is a lanai off of three bedrooms, the kitchen, the dining room, the bar, and the living room, in addition to a large private sundeck adjacent to the Jacuzzi area.
The fourth bedroom of the home is currently set up as a TV den, with a desk, and can be converted to a guest room easily with the sofa/futon bed combination.
Sleeping capacity for the home include: one king bed, one queen bed, two twin beds, and the aforementioned double futon bed.
Three flat screen televisions, stereo equipment, digital cable, internet wireless modems, and telephones are all part of this "ultra-complete" turnkey offering.
The two full bathrooms both have ceramic tile floors, and marble vanity tops. The master bath features a full sized tub, and a large double sink and make-up vanity stool and counter area.
The kitchen was completely updated in 2007 to include all new appliances: a built-in high capacity GE Monogram refrigerator/freezer, electric range, dishwasher, and microwave.
The kitchen is outfitted with locally crafted, hand-painted Hibiscus pattern dishes, and includes all counter appliances, cookware, bakeware, and entertaining platters , for even the most discerning cook or entertaining minded host/hostess.
The eating bar adjacent to the range top, make the perfect eating space for casual meals or for feeding kids.
The property also features a full formal dining room, with antique mahogany hutch and tropical mahogany dining table and chairs.
Two entertaining lanais, one for cocktails and one for dinner, both seating 8 people comfortably, complete the perfect entertaining space, and provide considerable "livable outdoor square footage" to the home, and the floor plan.
The entire indoor space is accented by architectural aesthetic mood lighting at night that completes the feeling of living on a tropical plantation.
The indoor/outdoor wet bar is a very unique architectural feature of the home, with a "plantation window" that provides completely open outdoor service space, to two outdoor stools in addition to the two indoor stools. The bar appliances, also installed in 2007 include a chest freezer and wine cooler/refrigerator.
Each major room of the house has a large ceiling fan, and all of the bedrooms have either room AC or split AC systems for comfortable sleeping space on warm evenings in the fall.
The spacious two car garage features a workbench with a project sink, a storage room, storage cabinets, and all of the yard tools such as blowers, hedge trimmers and hand tools, all included in the "turnkey" price of the home.

THE BUSINESS

The property, known as "Lanikai Tropical Paradise" on the vacation rental market, has eight years' track record as a successful and legal vacation rental, which could afford the new owner with a ready-built business opportunity to defray expenses while still enjoying the wonderful Lanikai lifestyle most of the year.
Sale would include the vacation rental advertising listings, and the website of the same name dedicated to the rental business. This also includes all of the repeat clients who book year after year, who have made Lanikai Tropical Paradise their home in the islands.

FUTURE EXPANSION/OCEAN VIEW

The sale price also includes professionally designed architectural plans, based on an extensive 3D survey, which add a fifth large master bedroom and bath with an ocean view down Aala Street.
The ground floor of this new structure which consists of a porch, formal entry and formal living room, would sit in the Red Ginger and Reyfus Palm garden of the front yard.
An optional "Phase Two" plan for a sixth bedroom and loft space over the garage are also available upon request.
Square footage increases to 2200 square feet with Phase One plans, and to approximately 3100 Square feet with Phase Two plan completion.
A gap in the stone walls, and a wood fencing area of the backyard has been designed to allow for a triangular 12'X20'X25' swimming pool to be dug into the back yard, with equipment gaining access directly to the proposed pool location.
